Historic Fort Thomas Redevelopment to Transform Basseterre Waterfront

Old Fort Thomas Hotel in St. Kitts

BASSETERRE, St. Kitts (October 20, 2025) – The Government of St. Kitts and Nevis has begun the transformation of the old Fort Thomas Hotel site in Fortlands into a major tourism and heritage attraction. The project, valued at approximately US $30 million, is expected to reshape the Basseterre waterfront and drive new real estate interest across the capital.

Prime Minister Dr. Terrance Drew led the official groundbreaking earlier this month, calling the redevelopment “a national investment in culture, economy, and community.” The project, undertaken in partnership with Caribbean developer ABL Inc., will turn the 8.7-acre site into a multipurpose destination featuring museums, restaurants, public gardens, and a seafront promenade.

A New Economic Anchor for Fortlands

The redevelopment of Fort Thomas will include a Symbol of Love Museum and Monuments, an international and Caribbean heritage museum, an amphitheater, botanical gardens, and a small marina-style jetty for cultural tours and water taxis. The site’s design aims to blend history with modern commercial use, opening up the Basseterre coastline for both locals and visitors.

For nearby residents, the project promises improved roads, lighting, and recreational space. For investors, it represents the strongest signal yet that Fortlands and the surrounding Basseterre corridor are moving toward premium mixed-use potential.

Local brokers already expect a rise in demand for homes and lots in the Fortlands, Ocean Terrace–Bay Road zone. Properties positioned within walking distance of the development may see value appreciation as construction advances.

Investment and Urban Impact

Redevelopment of historic sites typically triggers wider renewal. In Fortlands, restaurants, small hotels, and residential rentals could all benefit from increased activity and foot traffic once the site reopens. The government has confirmed that the project is not linked to the Citizenship by Investment programme, underscoring its focus on domestic and regional economic value rather than passport sales.

For property investors, this means a more organic growth cycle, one driven by tourism and local use rather than transient speculation.

The project’s location, between downtown Basseterre and the cruise port, places it within the most visible section of the island’s capital. Urban planners view it as a potential link between the commercial center, Port Zante, and the Fortlands residential district.

Real Estate Perspective

For the real estate market, the Fort Thomas redevelopment creates both opportunity and momentum. As the waterfront improves, the Basseterre residential market is expected to strengthen, with buyers showing renewed interest in nearby apartments, renovated townhomes, and new land developments.

Developers are likely to explore mixed-use buildings that combine retail or short-term rental space with residential units, a model already popular in St. Kitts.

For those seeking to invest or relocate, the Fortlands corridor is now one of the most promising areas for appreciation and redevelopment in St. Kitts.

Construction activity is expected to accelerate in early 2026, beginning with site clearing and infrastructure installation. The full build-out is projected to take two years. Once completed, the development will serve as a cultural hub and waterfront attraction that could redefine Basseterre’s identity and its value as a place to live, visit, and invest.
