Typical rent is the middle of the range for furnished places rented by the month. Prices are rounded to the nearest US$1,000. Areas and sizes without enough rentals are not shown. See the full rent guide.
Gross yield is a year of rent shown as a share of the price. A place that costs US$200,000 (about EC$540,000) and rents for US$1,000 (EC$2,700) a month brings in US$12,000 a year. That is 6% of the price.
Net yield is what you keep after costs: the bills you pay each year, a manager's fee, a finder's fee, and the months with no tenant. We leave those boxes empty because every property is different.
Neither figure includes the costs of buying, such as legal fees and government taxes, or a loan.
Every result carries a coverage rating. Strong means at least 15 rentals like it in that exact area. Moderate means at least 8. Limited means fewer, or that nearby areas or older records were included. Where SKN Real Estate sets its own rate, the result says so.
The low end of the range uses the bottom of the rent range with the costs you entered, because banks lend on the lower figure. With a loan added, the result shows the monthly payment, what is left after paying it, how many times the rent covers the loan, and the return on the cash put down. Use the interest rate your bank quotes.
The rents behind every figure are in our St. Kitts and Nevis rent guide, by area and bedrooms.

No. It uses rents for places let by the month or the year. A place let by the night in Frigate Bay or on the South East Peninsula can earn more in a busy season and much less in a quiet one, and it costs more to run. If that is your plan, send us a message at the bottom of this page.
No. It shows what places like it rent for and what that means against the price you put in. It does not tell you if the price is fair.
Anything you would pay each year to own the place and rent it out: property tax, insurance, repairs, condo or estate fees, and any bills included in the rent. If someone else will manage it, put their fee as a share of the rent. Allow for some time with no tenant between leases too.
