Long-term rentals by area and number of bedrooms, furnished or unfurnished. Ranges show where most places sit, in US dollars with the EC dollar equivalent.

Key figures: In October 2026, a furnished 1 bedroom typically rents for about US$850 a month in the Ross area up to about US$1,200 in Half Moon; a 2 bedroom for about US$1,100 a month in Bird Rock and Conaree up to about US$1,800 in Frigate Bay; and a 3 bedroom for about US$1,350 a month in the Ross area up to about US$2,550 in Frigate Bay. Figures are the middle of the market for each area, in US dollars.

How these numbers are made

The guide uses current long-term residential rents across St. Kitts and Nevis: listings from agencies and private landlords, rents reported by landlords through this page, and our own market rates where listings are thin. Vacation rentals, nightly rates and commercial space are left out.

Each range covers the middle of the market for that area and size, so a few unusually cheap or expensive places do not skew it. Where there are too few rentals to be fair, we say so instead of guessing.

What moves a rent within the range

Utilities matter most. A place with electricity included asks noticeably more than one without. After that come a pool, an ocean or clifftop view, AC in every room, gated security, backup water and how new the place is.

Figures are asking rents in US dollars, converted to EC dollars at the fixed rate of 2.70. The guide is reviewed and updated monthly.

The questions landlords here ask us most

Most owners are not worried about the rent figure. They are worried about what happens after someone moves in.

What if the tenant stops paying?

Prevention does most of the work. Every applicant fills out our rental application, we check references and employment or school enrollment, and the lease spells out the deposit, due dates and what happens when rent is late, before anyone gets keys.

What if they damage the place?

We record the condition of the unit with photos at move-in, so the deposit conversation at move-out is about facts. Pet terms and deposits are agreed in writing up front.

What if it sits empty for months?

Empty months usually come from the wrong price or the wrong audience. We put the unit in front of people already asking, including Ross and UMHS students, relocating professionals and long-term local renters.

I am not on island. Who handles it?

Plenty of owners here live abroad. We do the viewings, the screening and the paperwork on the ground, and keep you posted throughout.

That is a good time to check. Knowing the market before you finish helps you decide on furnishing, AC, utilities and how many units to create.

Do you cover Nevis?

Yes. There are fewer public listings in Nevis, so we usually look at those ourselves rather than show an online range.

What happens if I decide to rent it with you?

We come and see the property, agree the price with you, then market it, show it, screen applicants and prepare the lease. We explain our terms before you commit to anything.
